A suggestion, in case the new owner wishes to connect this level to the main living area (level 1). An internal stairway could be built using the Level 1 cloakroom (toilet) down to the ground level storage room.

The pool and patio area has complete privacy from the nearby villas. There are high stone walls, trees and shrubs screening along the boundary by the road.

Heating and cooling features

The villa is one of the very few with both central heating (radiators) and a wood burning fireplace in the living room, in addition to a Mitsubishi Air conditioning/inverter heater unit.

The upper-floor bedrooms have central heating radiators and Mitsubishi Air conditioning/inverter heater units installed.

Water is heated with individual electric immersion. One for the ground level apartment and another for the other two levels of the villa.

Radiators are installed throughout the house. The oil fired boiler is situated in the pool house. Central heating can also supply hot water.

Location

Lefkada is … of course… an island. It’s a whole mountain, surrounded by the sea on all sides. 

The island comes with numerous evergreen hillsides and mighty mountains, plain areas and of course… an impressive number of marvellous beaches. 

Nikiana is on the East Coast, between Lefkada Town and Nidri. 

Lefakda. is accessed by a floating bridge, to arrive to the capital of the island, named simply – Lefkada Town. 

Drive along on the road with the sea and sailboats on your left, and continue along the main road of the East Coast of Lefkada for about 15 minutes to Nikiana

A well loved summer destination, as it is very close to the tourist attractions on the East Coast, and many houses around offer a magnificent sea view. Although It is a few minutes drive to the town of Nidri, Nikiana is less crowded and more tranquil, but still has the infrastructure for people to live here all year round.

The micro-climate of Nikiana is convenient for all seasons. There is a lovely breeze in summer that makes hot days breathable. Because the close proximity of the villa to the mountain behind, the inside of the house stays very cool in the summer. Evenings are especially pleasant, as the sun goes down on the West hills and mountains, leaving a few extra hours of natural coolness during hot summer days, to spend on the terraces or by the pool. During winter, there are sufficient hours of sun to make it feel like your second home in a Mediterranean country.

There are not so many foreign visitors during winter, but you can still meet plenty of friendly locals and ex-pats going out and about for coffees or groceries. There are quite a few shops, take-aways and coffee-bars that stay open all year long. And of course there’s Nidri with larger supermarkets, coffee-bars & taverns. Lefkada Town is a completely different story. It is the one place that stays 100% active all-year long. So, everything you cannot find in Nikiana or Nidri, go North to Lefkas Town. Why this plot? Why Nikiana?

“Because… ‘Poli orea thea’ – Greek words meaning the most wonderful view, describes the immediate sentiment on arrival at the plot of land where Villa Pelagia is situated. And no one can ever take that view away, because it would be impossible for any tall buildings to be constructed in front. 

It is a few minutes’ walk to this lovely little beach (Zorba’s Beach) with clean shallow sea and a perfect taverna right on the beach. Nikiana is a small village, but has all the facilities of a small town: a few good bakeries, a variety of good tavernas and bars, a good butchery, a DIY shop, pharmacy and this popular beach bar and club called NV. In addition, ‘Mynas’ – the famous fish and sea food taverna is just a stroll away from the villa. 

Also it is a good place to live all year round. Several supermarkets are open all year long. Nikiana harbour has lovely seafood restaurants and it’s also a good place for renting boats to go out for the day.

The house is elevated way above the main road, so despite the close proximity, you never hear any traffic noise.

What makes Lefkada Island special?

Lefkada Island is a lively and thriving island and it is particularly known as a paradise for numerous activities such as sailing, windsurfing, kayaking, kitesurfing and paragliding. 

Lefkada is one of the Premier yachting centres of Greece with numerous sailing schools and charter companies offering a large fleet of sailing boats and catamarans for rent from April until November. Many boat owners who keep their boats in Lefkada or Preveza buy properties on the island to be close to their floating homes.  

One of the most interesting books ever written about Lefkada is ‘Hearts of Stone’ by Simon Scarrow and it talks about how Lefkada survived World War II. It is a very touching story. 

The advantage of Lefkada as a home or destination is that apart from the new motorways to Athens, Ioannina and Thesaloniki, it is also possible to travel across Europe by car, because ferries run daily from Italy to Igoumenitsa, which is only 1.5 hours journey by road from Lefkada.

Nidri, a few minutes drive away.

Nidri is Lefkada’s second largest town, after its capital, Lefkada Town. Nidri is the top summer destination for Lefkada holidays, as it has the complete infrastructure for tourism. It’s buzzing with life during summers and is a active during winters as well, so you can easily find everything you need for day-to-day life.

Nidri has them all: taverns, coffee bars, wine bars, grocery shops, souvenir shops, supermarkets, first-aid center, pharmacies, watersports, sailing charter boats, motor boats, motor cars, and bikes for hire.

Feel like visiting Meganisi or Kefalonia?

The ferries to other islands such as Meganisi, Kefalonia and Ithaca leave from Nidri Port. So do the daily boat trips that take you around the islands or to the world acclaimed beaches of Egremni and Porto Katsiki on the West Coast of Lefkada.
